If this summer felt brutal, you weren't imagining it.
DFW logged 52 days at or above 100 degrees through September 18, tied for the fifth-most on record. It also went 66 straight days without measurable rain, the third-longest dry spell ever recorded there. Waco went 42 days without rain. And one of the longest heat streaks of the year didn't even start until September 4.
Nationally, NOAA called it the hottest summer on record for the Lower 48.
Now the pattern is turning. Rain is coming back, and the National Weather Service expects El Niño to strengthen into a very strong event this fall and winter. For Texas, that usually means a wetter season.

What a summer like this does to a building
Your roof and walls spent months taking a beating, and most of it didn't show.
Materials age faster. Weeks of 100-plus heat and hard sun dry out membranes, sealants, and caulk. What was flexible in the spring can be brittle by fall.
Everything moved. Roofs and metal expand in the heat. Even the nights stayed hot, so there was little relief. That constant stretching works seams, fasteners, and flashings loose a little at a time.
Joints opened up. Sealant around windows, wall joints, and roof edges shrinks and pulls away. A gap you can't see in August is an open door in October.
Dirt piled up. Two months without rain means dust, leaves, and debris sat in drains and gutters with nothing to wash them out.

What a leak actually looks like
If your building has deficiencies from the summer, problems may begin appearing this fall. While it could be water dripping from the ceiling, leaks don't always look like that. Watch for:
Brown rings or yellow stains on ceiling tiles
Tiles that sag, crumble, or look warped
Paint that bubbles or peels on top-floor walls
Water or staining around windows and door frames
A musty smell that wasn't there before
Rust streaks, or white chalky residue on brick and block walls
Standing water on the roof a day or two after it stops raining
A lot of these are quiet. They show up slowly, and it's easy to put them off. But by the time you can see a stain, water has usually been soaking into insulation and decking for a while.
